EMG was engaged by the
client to perform Property Condition Assessments (PCAs), Phase
I assessments and Seismic Studies
for properties located
in 32 different states and Puerto Rico. EMG's professional staff
visited 191 bowling center facilities. All assessments were completed
and EMG’s
reports were delivered to the Client within twenty-one business
days. All facets of the project
were centrally managed by the Portfolio Management team located at
EMG’s Corporate Headquarters in Hunt Valley,
MD. Management of the project included weekly conference calls with
the Client, daily updating of a property matrix, and complete logistical
functions. All technical issues were communicated to the client immediately
as they occurred through phone calls and preliminary field reports.
In addition, EMG established
a secure server website to allow the Client access to the due diligence
reports in a timely manner or as needed. Each report was posted to the
website within one day of its completed technical review. Not only did
EMG ensure that the Client's needs and Scope of Work were met, they also
incorporated the lender requirements in the services performed. By being
able to meet both the Client's and Lender's scope of work, EMG facilitated
a smooth real estate transaction.
