Office Building Mold Assessment
PROJECT LOCATION: Tallahassee, Florida
EMG's
client was planning to purchase this 500,000 square foot office building,
originally constructed in 1969 and leased by a state government agency for
long-term retention. As part of the client's real estate due diligence,
EMG was contracted to perform a Phase I Environmental Site Assessment and
a Property Condition Assessment. As a result of the assessments, problem
areas were identified and EMG recommended an indoor air quality sampling.
With EMG's knowledge of the building and the expert project oversight conducted
by EMG’s Certified Industrial Hygienist, EMG was selected to perform the
air sampling. This sampling included a visual mold and moisture assessment
followed by indoor and outdoor air sampling for microbiologicals. It was
determined that the HVAC duct system was internally lined at the supply
trunk in each of the 100 office suites, requiring removal and replacement
of the ductwork in a systematic fashion, without causing interruption to
the tenants.
In order to complete this in a timely and efficient manner, EMG created
a tenant swing space implementation plan. Tenants were sequentially moved
from their space to an improved space over a period of 15 months, at which
time the property was completely renovated and all of the internally lined
insulated HVAC ductwork was replaced.
EMG provided plans, means and methods for the contractors. Prior to the
tenant move, EMG performed visual inspection, oversight and clearance of
airborne microbiological sampling. Clearance was based on best professional
judgment. Certified Industrial Hygienists, representing both the owner/operator
and the tenant, reviewed all data. All stakeholders, prior to the tenant
occupying the space, provided final written clearance and no further action
was required at the property.
