performed a Phase I Environmental Site Assessment and a Property Condition
Assessment that included on-site observations of the World Trade Center
and Hilton Hotel. Current facility operations at the World Trade Center
include commercial offices (attorneys, law enforcement, shipping, financial,
and other commercial offices), restaurants, child day care, and other small
businesses. Current facility operations at the Hilton Hotel include residential
rooms, conference and banquet facilities, and administrative functions.
Historically, the Project was occupied by numerous residential structures
and small commercial businesses, including three former service stations,
prior to construction of the current improvements. Properties in the general
vicinity of the Project include undeveloped land, residential and commercial
land uses. The Project land consists of approximately 12 acres.
