Postition: Project Manager (Property Condition Assessments)

Location: TN (Memphis)

Salary: Competitive

Education: Bachelor's degree (BA or BS) from four year college or university in a related field or equivalent relative experience.


Experience: Up to six years of experience in related field; significant design or construction experience. Minimum three years experience performing Property Condition Assessment inspections; working knowledge of Microsoft Word and Excel.

Summary: We are looking for an A&E Project Manager to conduct property condition assessments and other related services of properties in accordance with ASTM standards and client specific scopes of work.

Duties and Responsibilities:

    • Completes 6 - 12 Property Condition Assessments (PCA) per month. Writes a report based on the PCA in accordance with client prescribed scope of work or ASTM standard.
    • Conducts a Walk-through Survey of the readily accessible and easily visible major building systems (mechanical, electrical, and plumbing), structure and foundations, representative interiors, common areas, exterior walls, windows, flat roofs (sloped roofs will be viewed from grade or adjoining buildings), and pavement.
    • Provides photographic documentation of site and building features and documents observations.
    • Observes Property’s mechanical systems, components, equipment and conditions, which are easily visible and readily accessible for the purpose of identifying significant Physical Deficiencies.
    • Conducts interviews with the owner (or their on-site representative), tenants, service providers, local government agencies, and other individuals knowledgeable about the subject project.
    • Reviews repair/improvement costs incurred by tenants/ownership along with the following documents (if available): certificate(s) of occupancy, maintenance reports and logs, elevator safety inspection reports, Building and Fire Department inspection reports, and warranty information.
    • Reviews pertinent property records as furnished by Client and/or property contact. Contacts the local Building, Zoning, and/or Fire Departments to determine if there are/are not any outstanding violations on file against the property and/or corrective actions required.
    • May be required to work overtime with prior authorization from supervisor.

Certifications: Current professional registration as a "Registered Architect" or "Professional Engineer" preferred. Must have valid driver's license and personal credit sufficient to charge business travel expenses of up to $3,000 required.

Other Requirements: Ability to travel on average more than 50 percent of the work week; excellent verbal and written communications; excellent time management skills including ability to perform multiple priorities in a fast-paced environment and ability to work independently. Excellent computer skills.
