 EMG
performs Property Condition Assessments and Phase I Environmental Site Assessments
for Gotham Golf related to their acquisition and financing of golf course
properties. The three projects highlighted above are three recent examples
of projects EMG has performed for this client in the last two years.
On each site EMG performed a complete assessment of the entire property
to include the golf course, paved areas and irrigation systems. In addition,
all on site structures and amenities were assessed, including club house
and maintenance buildings, parking and paving, site lighting and security,
ADA issues and signage. EMG assigned their professionals to these projects
who are familiar in the evaluation of recreational facilities and the special
issues they represent. The project managers evaluated each system and prepared
a detailed discussion of issues. Our report included a cost table detailing
deferred maintenance, life safety issues and immediate repairs. A capital
needs projection was prepared for a ten year evaluation period.
This project demonstrates EMGs understanding of golf courses and recreational
facilities, and the amenities and systems involved. The sites highlighted
above are all located in the Baltimore - Washington area and our cost projections
were prepared with local prevailing cost conditions in consideration.
