CONDITION ASSESSMENT/ MOLD ASSESSMENTS
NATIONAL HOTEL CHAIN PORTFOLIO
At the request of a developer, EMG was retained to perform Phase I Environmental Site Assessments and Property Condition Assessments on a series of hotels in the southeastern United States. EMG consulted on this portfolio of 57 properties over a 2 year time period. During the assessments, mold growth and moisture problems were identified in approximately 30% of the properties. EMG was further retained by the client to devise a remediation oversight plan and monitor the clean-up of those properties.
To assess the condition of those properties further, EMG performed a visible mold/moisture survey at each of the properties in question. These assessments included a walkthrough survey of readily accessible areas, interviews with property personnel concerning any known or suspected mold contamination, water infiltration, or mildew-like odor problems, photographic documentation of observations and a review of the documents that were supplied. During these assessments, suspect mold growth was observed in the common hallways, above the stained glass ceiling area in the dining room, on ceiling areas in the meeting rooms and immediately outside the meeting rooms. Mold was also found behind the wallpaper in the guestrooms and meeting rooms, above guest room doors, around the air vents in guest rooms and common areas and on the ceilings in guest room bathrooms. The conditions were also noted in areas behind furniture, on the ceilings and on shower tiles.
Because of these assessments, EMG identified numerous underlying causes of the moisture intrusion- roof leaks, plumbing leaks, etc., and recommended immediate attention to address or eliminate the sources of water intrusion. EMG also recommended remediation of the mold affected building materials.After a thorough analysis of the factors involved, EMG developed a cost effective plan for remediation for the contractors. As the remediation progressed, EMG performed training and periodic site visits. EMG performed a post-remediation assessment and rendered a report. As a measure to prevent future problems, EMG provided a mold prevention plan specific to each of the properties.
