General Energy Audit

EMG will provide a General Energy Audit to:

» Establish a baseline for energy usage, benchmark the facility’s energy consumption versus National Averages (and provide Energy Star Rating, if available)
» Define the magnitude and feasibility of potential energy savings
» Identify a comprehensive list of Energy Conservation Measures (ECMs) with costs and rate of return
» Identify potential additional areas for energy reduction and recommendations for action

EMG will provide a report summarizing the findings and recommendations.

Project Approach

EMG will collect and analyze the energy data (from available utility bills) for the property for the past 12-24 months, and review, if available, a prior property condition assessment or applicable engineering study. In addition, EMG will conduct an on-site assessment of the property and interview key component vendors to obtain the information needed for the Energy Audit.

The general energy audit will include all utility consumption. The energy audit consists of an on-site assessment to determine current conditions, itemize the energy consuming equipment (i.e. air conditioning, fans and blowers); review lighting systems both exterior and interior; and review efficiency of all such equipment. In addition, EMG’s team will consider structural elements, such as the building envelope, for energy efficiency. Recommendations will be made on implementing cost-saving energy conservation materials and methods. We will estimate the projected payback period on each energy-saving recommendation and prioritize accordingly.

General Energy Audit Process

» Interview staff, key equipment vendors, and review plans and past upgrades (if available)
» Perform energy audit for each different use type
» Perform a general evaluation of the utility system
» Analyze findings utilizing ECM cost benefit worksheets
» Determine if any energy efficiency measures are required
» Make preliminary recommendations for system improvements, if needed.
» Determine what incentives are available for energy efficiency opportunities
» Estimate initial cost and changes in operating and maintenance costs based on implementation of energy efficiency measures
» Ranking of recommended cost measures based on largest payback
» Determine what cost-effective measures can be taken, including the projected payback timeframe.
