Phase II Environmental Assessment
A Phase II Environmental Site Assessment is a response to the
intelligence of a Phase I Environmental Site Assessment. A
Phase II is only needed if the Phase I provided environmentally
questionable or concerning results. This type of ESA involves
selective sampling and analysis of potential site problem areas and
the environmental implications of these issues.
Components of the Phase II Environmental Site Assessment:
- Sampling: usually soil and groundwater sampling.
- Laboratory Examinations: Samples are examined at a
third-party laboratory. The laboratory determines possible
environmental effects of the samples.
- Decision Intelligence Report: We examine the results and
offer intelligence according to how the environmental state of
the property contributes to the overall project goals.
