Facility Condition Report
EMG Facility Condition Reports provide expert insight with focus
on current condition, maintenance and renewal. These reports are
created by conducting a Facility Condition Audit (FCA).
Facility Condition Audit (FCA)
The Facility Condition Audit (FCA) is designed to identify use,
condition, and alignment with the institution’s goals. The project
approach to collect, document, and analyze the audit data is
designed to achieve the following:
- Identify existing maintenance backlog and deficient
conditions in terms of plant adaptation, routine maintenance,
deferred maintenance and capital replacement;
- Calculate the costs for all maintenance deficiencies,
utilizing R.S. Means construction and remodeling cost estimating
data and format;
- Rank and prioritize maintenance needs by severity and
anticipated life cycle;
- Locate deficiencies utilizing the existing facility AutoCAD
drawings;
- Identify the extent and severity of the deferred maintenance
liability;
- Identify, prioritize, and schedule deferred maintenance
reduction projects that best take advantage of available funds
and improve the functional aspects of the facilities;
- Identify the resources needed to maintain the operability,
suitability, and value of the capital assets given their current
function.
